The Step by Step Process for Buying a Home

Getting Pre-Approved
Obtaining pre-approval from a lender gives you a distinct advantage when submitting an offer on a home. It tells the seller and their agent that you are financially qualified to purchase the property. We have a fantastic lender with access to the best interest rates available, who will explain the many financing options and draw up a letter of pre-approval.

Consulting Session
Our buyers' specialist will only show you homes that meet your requirements. We'll sit down and talk about how many bedrooms and bathrooms you want, what architectural styles you like best, how close you want to be to schools and work, and any other details that are important to you. If you’ve already picked out a neighborhood, we’ll limit the search to that area. If not, we can recommend a number of neighborhoods that meet your requirements.

The Search Begins
It’s time to start looking. We’ll start by matching your prerequisites against our vast database of available homes and send you information about the ones that most closely meet your needs. If you want to see any of them in person, we’ll arrange an appointment.

Your Offer
You’ve found the one! We will research and recommend an offering price based on values of comparable home sales in the area. We'll then present your offer to the seller and/or their agent, fully explaining its merits.

The Offer is Accepted
When the seller accepts your offer, you'll want to make sure that every detail is handled accurately and in a timely manner. We will guide you through the process to make sure that your home closes on time.

Inspections
If the sellers have not provided recent inspection reports, we'll recommend qualified inspectors to make sure that everything in the house is in working order.

Signing the Loan Documents
You're in the “home” stretch. The lender’s commitment is finalized and a date is set to sign the final papers. The next steps you take will be into your new home!

Congratulations! The Home Is Yours
You are finally home. After the deed is recorded, you pick up the keys and move into your new home!
